Good location, but would need a rewamp. Noisy rooms, both neighbor and street can be disturbing.

If I was reviewing a 4* hotel my review would be more positive, but it claims to be a 5* so that's how I'm reviewing it.
The arrival was disappointing. Firstly the location is far from ideal, being either a long walk through not exactly nice areas to get to the old town or port. Secondly when we arrived with large bags my partner was left carrying her own suitcase up the steps even though a porter was standing right there. So not 5* service.
The room was fine, but nothing special. It didn't even have a coffee machine, and we had to get more pillows out ourselves as there was only 1 each on the bed. The rooms don't have views.
The room was clean though and had a nice bathroom.
Breakfast was disappointing, very much a 4* buffet rather than 5* 'a la carte'. The fresh fruit was good & the coffee machines (self service) were okay, but a lot of the hot food was stone cold. They do have an omelette bar and the selection is good though.
The bar is pretty useless. The outdoor seating area is just a few plastic tables out by a main road, where the staff soon forget you are there and don't serve you unless you walk back in to the bar yourself. Again, not 5*.
Some of the staff were great & tried to be very helpful, for example organising a decent hire car at 20 minutes notice. Others were disinterested though, and in the evenings there simply weren't enough of them.
All in all if they were honest about the actual standard of hotel (max 4*) I would be more generous, but they're not, and I won't be returning.
If you were in Split on business though it would probably be fine.

The place feels like you are in a bunker. Very little windows and only views arent very nice... Service is good and rooms are clean though
